MR. PLUMBER

You called your agent before you signed the franchise agreement. They said your existing policy would cover it. They built their business on residential contractors just like yours. They have not reviewed a plumbing franchise agreement before — and they did not see the additional insured requirements, the primary and non-contributory language, or the specific endorsement forms that distinguish a franchise-compliant policy from a contractor's policy.

The coverage in your file right now may be exactly what your state requires for a licensed plumber. That is not the same thing as what your franchise agreement requires. And it is not the same thing as what actually protects the investment you made to get into this brand.

This page covers both.

SERVICE EXPERTS HEATING & AIR

The customer signed a maintenance agreement when you installed the system three years ago. They renewed it annually. Your tech serviced the unit in April. On the fourteenth of July — when the temperature hit 103 degrees — the system failed. The customer spent the night in a hotel. The elderly grandmother who lived with them spent three days in the hospital.

The customer's attorney is not asking whether the maintenance was performed. They are asking whether it was performed correctly, and whether your tech's April service call left the system in a condition that could fail in a heat event. That framing moves the claim from a general liability property damage event toward a professional negligence claim that your general liability policy may not be built to handle.

Service Experts' model is built on recurring service contracts across a large residential and commercial customer base. The completed operations and professional liability exposure that model creates is not covered in full by the standard general liability policy. Understanding that gap — before the attorney's letter arrives — is the reason this page exists.

CLEANING

·

BENCHMARK

MAIDTHIS

Your business model was designed to keep overhead low. You do not hire W-2 employees. You source independent 1099 cleaners, dispatch them through your platform, and manage everything remotely. It works — until renewal time, when your workers' compensation carrier runs its annual audit and asks to see coverage certificates for the people who cleaned under your brand all year.

If you cannot produce those certificates, the carrier treats every dollar you paid those 1099 cleaners as your payroll. The audit bill arrives as a lump sum. It is not a fine. It is premium the carrier says you always owed.

The MaidThis model is smart business. It is also the one cleaning franchise structure where the insurance decisions cannot be left to a generic policy or a renewal that looks like last year's. This page explains exactly why — and what to do about it.

RE-BATH

A Re-Bath franchisee in the Southeast finished a full shower-to-walk-in conversion in three days. The customer paid, left a five-star review, and moved on. Four months later the customer called back — not to praise the work, but because a stain had bloomed on the ceiling of the room below the bathroom.

Water had been wicking behind the new shower wall the whole time. By the time anyone saw it, the drywall was soft and black mold had spread across the cavity. The repair bill came to $41,000.
The franchisee assumed general liability would cover it. They had done everything their franchise agreement asked. The policy in the file did not respond the way they expected.

That policy satisfied the franchisor's requirements. Here is where those requirements end before your real risk does — and what protects the business you actually built.

Bumble Roofing

A crew member slips on a wet morning roof and falls two stories. The injury is serious. The hospital bills, the lost wages, and the lawsuit that follows are the most expensive single event a roofing business can face. The question is not whether you have insurance.

It is whether the policy in your file was built for the most dangerous trade in home services — or just built to pass a checklist.

Roofing carries the highest workers' compensation rates of any trade Rikor covers. The fall risk is real. The water damage that surfaces months after a job is real. Your franchise agreement sets a minimum that protects the brand. Whether it protects what you put into this business is a different question.

Bumble Roofing Franchisor, LLC sets that minimum. Meeting it lets you open. Knowing where it ends is how you keep the doors open after the first bad claim.

PEST CONTROL

·

FDD 2025

ORKIN

Orkin is not a single-pest brand. Your technicians treat termites, bed bugs, rodents, and wildlife. They run heat treatments. They install monitoring devices that stay behind in kitchens and garages. They write termite guarantees a customer can hold you to for years.

That breadth is the brand. It is also why the insurance question is bigger here than for an outdoor-spray operation. Orkin's franchise agreement is unusually thorough about coverage — it even requires a pollution endorsement and exterminators errors and omissions coverage most pest agreements never mention. But the agreement requires a "Limited" pollution endorsement, and the largest claim Orkin work creates — a termite treatment that fails while damage keeps spreading — sits exactly where "limited" stops.

Orkin Systems, LLC sets the minimum coverage in the franchise agreement. Meeting it gets your business open. Whether it protects what you spent to build it is a separate question.

HANDYMAN & REPAIR

ACE HANDYMAN SERVICES

You renewed your policy last month. Same carrier, similar premium, a policy that reads almost exactly like last year's. One line still describes your business as "handyman services." That line has not changed since you opened.

Your work has. Your techs now run carpentry, drywall, flooring, painting, light plumbing, and light electrical — sometimes all in one week. The policy that renewed does not see the difference between hanging a shelf and re-piping a vanity. The gap between what your policy describes and what your techs actually do is where a simple repair turns into an uncovered claim.

Ace Handyman Franchising, Inc. sets the minimum insurance in your franchise agreement. Meeting it satisfies the franchisor. Whether the policy keeps pace with the trades your techs cross every day is a separate question and the one this page answers.

TWO MAIDS

Your policy renewed. Same premium. Same certificate. Same stack.

But your business is not the same — you added three cleaners last fall, your busiest team now handles eight homes a day, and the Pay-for-Performance system means every customer with a complaint has a score to back it up. The cleaner who got a low rating and lost pay last month is still on your roster. You let one go two months ago. She has not called yet.

Two Maids Franchising, LLC sets the insurance floor in the franchise agreement. What that floor was built to do is satisfy the franchisor. What your specific operating model actually creates — a performance-rated workforce with built-in wage and fairness disputes — is a different problem. Most renewal conversations never touch it.

SERVICEMASTER RESTORE

ServiceMaster Restore is the largest franchised restoration company in the world. Its insurance requirements are built like a ladder: the limits you carry as a standard franchisee climb as your Gross Service Sales grow, and they jump again the moment you enter the SRM program — the brand's large commercial and national-account tier.

That structure means your certificate has a status attached to it. The limits that satisfy a standard residential operation will not satisfy an SRM franchise. Understanding which tier you are in — and what each one requires — is where this page begins.

SERVPRO

A SERVPRO franchise is built to answer the phone at two in the morning when a pipe bursts in an office tower or a fire guts a school. The biggest jobs do not come from your front door. They come from insurance carriers and national clients who refer the work — and who decide, in advance, what your certificate of insurance has to show before they hand you the loss.

That single fact shapes the entire SERVPRO insurance program. The franchise disclosure document sets limits most contractors never see. Understanding why — and where the requirement still stops short of your real risk — is where this page begins.

MERRY MAIDS

Your cleaners are in someone's home every day. They see the jewelry on the dresser, the cash in the drawer, the watch on the nightstand. Most of the time nothing happens. Then one day a client calls and says something is missing — and points at your cleaner.

Your brand says "bonded." The bond behind that word is a third-party crime bond, and your franchise agreement sets it at $25,000. A missing-heirloom or stolen-watch claim from one home can pass that in a single accusation. The promise is right. The limit is not.

Merry Maids SPE LLC sets the minimum insurance in the franchise agreement. Meeting it opens your doors. It does not size the coverage to the exposure your own model creates — people in homes, every day.

VODA CLEANING & RESTORATION

When your crew finishes a carpet cleaning job, the client's rug is still in the room. When your crew finishes a water-damage job, the client's sofa, electronics, and family photos may be sitting in your van or your warehouse.

Those two jobs are different businesses. One puts your hands on a floor. The other puts you in custody of everything that was on it.

A standard cleaning franchise insurance program was built for the first job. It was not built for the second. Understanding where the gap opens — and what the Voda FDD actually requires — is the starting point for a program that protects both sides of your operation.

BUDGET BLINDS

Your crew installs 50,000 window treatments a week across the system — shutters, motorized shades, cordless blinds — and almost all of it goes perfectly. The customer signs off, the van pulls away, the COI is on file. The box is checked.

Here is what most Budget Blinds franchisees do not think about until it happens: you are not just a service business. You sell and install a manufactured product, and that product keeps living on the customer's wall long after your tech leaves. When a motorized shade shorts, a cord fails, or a heavy plantation shutter pulls its mounting out of the wall, the claim that follows is not about your install day. It is a products-and-completed-operations claim — and it can arrive months later.

BUDGET BLINDS, LLC sets the minimum coverage in your franchise agreement. Knowing what it requires — and where an installed product outlives the job — is where real protection starts.

ARCHADECK

You sell a design before you ever pour a footing. A homeowner sits across from you, looks at your 3D rendering, and approves a structure that does not exist yet — one your crew will frame, anchor, and stand people on.

That is not the same risk as swapping a fixture. You designed it, you specified the materials, and you built it. When an Archadeck deck holds twenty guests at a summer party, the consequences of getting one connection wrong are not theoretical.
Most franchisees carry the general liability policy their franchise agreement names and assume the build is covered. The design work behind it often is not. Neither is your own faulty workmanship.

Your Archadeck franchise agreement requires specific coverage. That satisfies the franchisor. Here is where that requirement ends before your real risk does.

TERMINIX

Terminix has been franchising since 1957. Many of its franchise locations began as independent pest operators who converted to the brand and kept the same carrier, the same policy, and the same agent they had before.

That continuity is comfortable, and it is exactly where the risk hides. Terminix work is heavy on termites, and its termite treatments run on named, regulated chemistry — Termidor, a fipronil-based termiticide, and imidacloprid. A policy written for a general independent pest business, renewed each year without a franchise-specific review, may never have been built for fipronil applications along a foundation or for the structural-damage exposure a termite guarantee creates.

We do not have a current Terminix FDD on file, so this page does not reproduce a compliance box. It explains the exposures Terminix work actually creates — and why the policy in your file deserves a fresh look against how you operate now.

HANDYMAN CONNECTION

A property-management company wants your crew for unit turns across two apartment complexes. They sent a certificate request: $1,000,000 per occurrence, the management company named as additional insured, a waiver of subrogation, and proof your subs carry their own coverage.

Your Handyman Connection policy shows $1,000,000 per occurrence. The franchisor endorsement is there. But the certificate names your franchisor using a specific form number, and the management company wants a different named insured added on a form your agent has not issued yet. The job stalls while you sort it out.

Trident Investment Partners, Inc. d/b/a Handyman Connection requires very specific certificate language. Satisfying it is precise work — and the same precision is exactly what a commercial client will test before they let your crew through the door.

STANLEY STEEMER

The claim arrived three weeks after the job. The franchisee reviewed his policy expecting the standard general liability to respond. It did not. The carrier pointed to two exclusions on page eleven: "your work" and "care, custody, or control." The hardwood floor the technician cleaned — that was the work. The floor was in the technician's control during the job. Standard policy, standard denials.

The franchisee's franchise disclosure document required a $2,000,000 umbrella, and he carried it. The umbrella sits on top of a general liability policy. It does not reach down into the base policy and remove the exclusions that blocked the claim. He found that out the hard way.

Stanley Steemer International, Inc. sets the minimum insurance in the franchise agreement. Knowing what the agreement requires — and what it does not address — is where real protection starts.

CERTAPRO PAINTERS

A property management company asks your CertaPro crew to repaint 12 commercial units. They send their insurance requirements first. They want $2,000,000 per occurrence, a waiver of subrogation, and the building owner named on your policy.

You pull your coverage. Your general liability shows $1,000,000 per occurrence. The other items are not set up. You cannot meet the certificate, so the contract goes to a competitor.

General liability is the coverage that pays for bodily injury and property damage your work causes. A certificate of insurance is the one-page proof of what you carry.

CertaPro is built on commercial and residential work at scale, and on sub crews who do much of the painting. Those two facts shape your real risk more than any single coverage line.
This page covers what a CertaPro franchise actually needs, where a basic policy falls short, and what protects the business you put your money into.

PAUL DAVIS RESTORATION

Most restoration brands dry the structure and hand it off. Paul Davis rebuilds it. The franchise was founded as an insurance restoration structural renovation specialist, and its franchisees act as general contractors — tearing out, drying, and then reconstructing the home or building they restored.

That changes the insurance question entirely. A mitigation policy was never built to carry a general contractor's reconstruction exposure. The Paul Davis FDD knows this, and it asks for more than any pure-mitigation brand. Here is why — and where the requirement still leaves a gap your investment depends on.
