THRESHOLD BRANDS
FRANCHISE
INSURANCE
Threshold Brands assembled one of the most diverse brand portfolios in the home services franchise space. HVAC. Plumbing. Mold remediation. Pest control. Cleaning. Exterior care. Grout restoration. Surface refinishing. Insulation installation. Garage floor coating. Ten brands. Nearly every trade category a homeowner calls about.
That diversity is the point — Threshold built a multi-trade system on purpose. The insurance challenge is that every one of those trades carries a different risk profile, a different WC classification, and a different completed operations tail. A Threshold multi-brand operator running Plumbing Paramedics and Mold Medics out of the same entity is running plumbing exposure and remediation exposure simultaneously — and most insurance programs are not built to hold both correctly.
The franchisee who enters this family thinking "one policy, one family" is going to have gaps. Heating + Air Paramedics technicians classify under HVAC codes. Plumbing Paramedics technicians classify under plumbing codes. USA Insulation installers classify under insulation contractor codes. Each of those is a separate WC rate, and running them under the wrong code creates an audit bill at year end, not a claim denial. The family's breadth is its strength as a franchise system. It is also the reason the insurance conversation for Threshold operators is more complex than for single-trade families.
Here is what Threshold Brands' franchise agreements require. And here is where that requirement ends before your real exposure begins.

ABOUT THIS FRANCHISE FAMILY
10 BRANDS. ONE FAMILY.
TEN DIFFERENT EXPOSURE PROFILES.
What Threshold Brands requires of its franchisees
General liability at $1 million per occurrence and $2 million aggregate is the consistent floor across Threshold Brands' active portfolio. Men In Kilts operates under the confirmed entity Men In Kilts, US, LLC — a Massachusetts limited liability company. FDD extractions for the remaining nine brands are at various stages of completion. Requirements shown for brands with pending extractions reflect Rikor's benchmark for their respective trades.
Commercial auto at $1 million combined single limit applies to all Threshold brands operating service vehicles — which covers effectively the entire portfolio. Workers' compensation follows state statutory limits. Employers' liability is $1 million per accident, $1 million per employee, $1 million policy limit across all trades.
The additional insured entity requirement is brand-specific throughout the Threshold family. "Threshold Brands" as a parent company name does not appear as the additional insured on any certificate. Each brand requires its own franchisor legal entity. A Threshold operator holding two brands who copies a COI from one to the other creates a non-compliant certificate for the second brand — regardless of which two brands are involved.
Certain Threshold trades require coverage lines that go beyond the standard GL, auto, and WC stack. Mold Medics' remediation work requires explicit mold extension endorsements — standard GL policies routinely exclude mold. PestMaster's pesticide application creates pollution and chemical drift exposure that standard GL pollution exclusions can carve out. USA Insulation's installation work creates a completed operations tail on every job. These are not edge cases for the brands involved. They are the primary exposure the work creates.
Requirements diverge across all ten Threshold brands — from the mold and chemical exposure of remediation and pest brands to the surface modification exposure of Miracle Method and Granite Garage Floors to the recurring access exposure of MaidPro and Men In Kilts. Each brand's full requirements are covered below.
How Threshold Brands insurance requirements vary by brand
The sharpest exposure divide inside Threshold runs between the remediation and chemical-application brands on one side and the surface restoration and installation brands on the other. Mold Medics and PestMaster both work with substances that create pollution and chemical exposure that standard GL programs address inconsistently. A standard commercial GL policy frequently contains a pollution exclusion that applies to fungi, bacteria, and chemical drift — which are the exact categories Mold Medics and PestMaster work with. An unendorsed policy is a policy with a coverage gap at the core of those brands' operations.
Miracle Method, Sir Grout, and Granite Garage Floors modify surfaces in homes and garages. Surface refinishing (Miracle Method restores bathtubs, tiles, and countertops) and grout restoration (Sir Grout) create completed operations exposure at every project address. A refinished surface that fails — adhesion failure, delamination, moisture intrusion behind a refinished tub surround — is a completed operations claim that arrives months after the job. Granite Garage Floors applies coating systems to garage floors and surfaces. A floor coating that delaminated or failed to adhere properly under vehicle weight generates a property damage claim with a tail that starts the day the coating was applied.
What Threshold Brands franchisees get wrong about insurance
The pollution exclusion gap is the most costly error in this family — and it affects two brands directly. PestMaster applies pesticides. Mold Medics works with mold, fungi, and biological contamination. Standard commercial GL policies include pollution exclusions that can — and routinely do — apply to both categories. A Threshold franchisee in either of those trades who has not confirmed that their policy carries an explicit mold extension or a contractors pollution liability endorsement is carrying a program with a gap at its center. The FDD compliance check does not surface this. The carrier denial at claim time does.
The WC classification drift problem is the error that defines multi-trade Threshold operators. Heating + Air Paramedics classifies under HVAC service codes. Plumbing Paramedics classifies under plumbing codes. USA Insulation classifies under insulation installation codes — a meaningfully higher rate than service trades. A franchisee who adds a second Threshold brand and allows its employees to roll under the existing WC policy's primary class code is building an audit exposure that compounds with every payroll dollar. The year-end audit finds the unclassified labor and bills the difference. The fix is accurate classification at program inception, separated cleanly by trade.
Employee dishonesty coverage is absent from most MaidPro programs at initial setup. Recurring cleaning crews entering occupied homes weekly are the textbook use case for commercial crime — employee dishonesty coverage. It is not included in standard GL or workers' compensation. It requires explicit placement. The per-incident cost of a theft allegation in a client's home — whether proven or not — can exceed a year's premium for this coverage line. For MaidPro franchisees running multiple crews on weekly schedules, this is not optional protection.
What does Threshold Brands franchise insurance cost?
Cost across the Threshold family spans a wide range because the trades span a wide range. HVAC service (Heating + Air Paramedics) and residential cleaning (MaidPro) operate at startup costs of $4,000 to $9,000 annually. Plumbing (Plumbing Paramedics) runs $4,500 to $9,500, consistent with plumbing trade benchmarks. Men In Kilts' exterior cleaning and window service falls between $3,000 and $6,000 at startup.
Remediation and chemical application brands run higher. Mold Medics with a mold extension endorsement: $5,500 to $11,000 annually. PestMaster with contractors pollution liability: $4,500 to $9,000 — the CPL endorsement adds $1,200 to $2,400 to the base GL cost but is not optional for a chemical application business.
Surface restoration (Miracle Method, Sir Grout) and installation brands (USA Insulation, Granite Garage Floors) operate in the $3,200 to $7,000 range at startup, with completed operations sub-limit endorsements adding $900 to $1,500 for franchisees who carry them.
FDD Item 7 estimates, where available, reflect first-year minimum operations. Expect 20 to 35 percent above those estimates once audited lines settle at year end.
Claim Scenario: Pollution exclusion — pest control
A PestMaster franchisee completed a scheduled pesticide treatment at a residential property. The property had mature landscaping near the foundation. Chemical drift during outdoor application reached a neighboring property's vegetable garden. The neighboring homeowner documented plant damage and filed a claim.
The franchisee's general liability carrier reviewed the policy and cited the pollution exclusion — standard language defining pesticides, herbicides, and chemical compounds as pollutants. The claim, valued at $6,400 in plant replacement and landscaping restoration, was denied. No coverage responded. A contractors pollution liability endorsement — specific to pesticide and chemical application operations — would have covered the event. Annual cost for that endorsement for a single-territory pest control operator: approximately $1,200 to $2,400. It was not on the policy. For a pest control franchise, this endorsement is not optional. It is the coverage that protects the primary exposure the work creates.
MaidPro and Men In Kilts anchor the recurring access side of the family. Both brands send crews into customer homes on repeat schedules. MaidPro's cleaning operations generate employee dishonesty exposure — crews working in occupied homes with personal property present on every visit. Men In Kilts' exterior cleaning and window service generates ladder work, property damage from pressure or chemical cleaning, and the same recurring access pattern. Plumbing Paramedics and Heating + Air Paramedics round out the family with trade exposures that are well understood — water damage and service work for plumbing, mechanical failure and refrigerant handling for HVAC.

FREQUENTLY ASKED
QUESTIONS ABOUT
THRESHOLD BRANDS
DOES THRESHOLD BRANDS HAVE A STANDARD INSURANCE REQUIREMENT ACROSS ALL ITS BRANDS?
+
General liability at $1 million per occurrence and $2 million aggregate is the confirmed floor across the family. Commercial auto, WC, and employers' liability follow consistent benchmarks. Beyond those floors, coverage requirements differ substantially by trade — particularly for remediation, pest control, and installation brands that require coverage lines beyond the standard stack.
WHO IS THE ADDITIONAL INSURED ON A THRESHOLD BRANDS FRANCHISE AGREEMENT?
+
Each brand requires its own legal entity. Men In Kilts requires Men In Kilts, US, LLC. All other Threshold brands require their brand-specific entities — confirm from your signed franchise agreement before any certificate is issued. "Threshold Brands" does not function as the additional insured for any brand.
DOES PESTMASTER REQUIRE CONTRACTORS POLLUTION LIABILITY?
+
Yes. Pesticide and chemical application is the core of the business, and standard GL pollution exclusions apply to pesticide drift and chemical contamination events. A contractors pollution liability endorsement is not optional for a pest control franchise. It is the coverage line that responds to the primary exposure the work creates.
DOES MOLD MEDICS REQUIRE A MOLD EXTENSION ON THE GL POLICY?
+
Yes. Standard GL policies routinely exclude mold, fungi, and biological contamination. For a mold remediation franchise, that exclusion removes coverage for exactly the work the franchise performs. An explicit mold and fungi extension endorsement — or a carrier that does not apply the exclusion to contractor operations — is essential for every Mold Medics program.
CAN A MULTI-BRAND THRESHOLD OPERATOR USE A SINGLE POLICY?
+
A single carrier can sometimes accommodate multiple Threshold brands, but the policy must separately address each trade's classification, each brand's entity as additional insured, and each operation's specific coverage requirements. A policy built for a cleaning franchise will not correctly cover a plumbing or pest control franchise without material modification.
DOES MAIDPRO REQUIRE EMPLOYEE DISHONESTY COVERAGE?
+
It is not always explicitly required by the FDD. It is the coverage line that responds when a crew member is alleged to have taken something from a client's home. For a recurring cleaning franchise with crews in occupied homes weekly, employee dishonesty coverage is a low-cost line — $400 to $700 annually — that addresses a real and recurring exposure pattern.
WHAT IS THE DIFFERENCE BETWEEN WHAT THRESHOLD BRANDS REQUIRES AND WHAT I ACTUALLY NEED?
+
The FDD floor protects the franchisor. What protects your investment depends on your trade: mold extension for Mold Medics, CPL for PestMaster, correct WC classification for multi-trade operators, completed operations sub-limits for surface restoration and installation brands, employee dishonesty for cleaning. Compliance answers one question. Protection answers another.
WHAT TO VERIFY BEFORE YOUR THRESHOLD BRANDS COVERAGE IS FINAL
Before any Threshold Brands certificate is issued or operations begin, verify six things. First, confirm the exact legal entity for your brand from your signed franchise agreement — Men In Kilts, US, LLC for that brand; brand-specific entities for all others. Second, if you operate Mold Medics or PestMaster, confirm your policy explicitly covers your core operations — mold extension for remediation, contractors pollution liability for pest control. Third, if you operate more than one Threshold brand, verify your WC class codes are assigned correctly by trade — HVAC, plumbing, insulation, and cleaning each classify differently. Fourth, for surface restoration and installation brands, confirm your completed operations structure and whether a separate sub-limit is appropriate for your job volume. Fifth, for MaidPro, confirm employee dishonesty coverage is explicitly on the policy. Sixth, set your Item 7 estimate beside your actual quote and plan for the gap in your operating budget.
If any of those items surface a question, the answer is in the brand article for your specific Threshold brand, linked above.
