WINDOW GENIE

FRANCHISE
INSURANCE

Your Window Genie policy renews this month. Same carrier, similar premium, a policy that reads almost exactly like last year's. You sign it without a line-by-line review, because nothing major seems to have changed.

But the business did change. When you opened, you cleaned windows. Now you pressure wash, clean gutters, hang holiday lighting, and tint windows — and the pressure washing means chemical surfactants and detergents going onto the sides of customers' homes. A policy renewed without a fresh look does not know your work expanded into chemical application, and that single fact opens a gap your standard general liability was never built to close.

Here is the renewal trap. The premium stayed flat because the policy still describes the business you used to run. The exposure grew because the business you actually run now sprays chemicals near landscaping, HVAC units, and neighbors' property.

You put your savings and a personal guarantee into this business. The franchise agreement tells you what to carry to satisfy Window Genie SPV LLC. That is the floor. Here is where the requirement ends before your real risk does.

FRANCHISEE QUESTIONS

FREQUENTLY ASKED QUESTIONS

WHAT INSURANCE DOES A WINDOW GENIE FRANCHISE REQUIRE TO OPEN?

+

General liability at $1,000,000 per occurrence and $2,000,000 aggregate including completed operations and a $5,000 damaged-glass rider, commercial auto, workers' compensation with employers liability at $1,000,000, crime coverage with a client's property endorsement, and cyber liability at $500,000. The franchisor must be an additional insured with a waiver of subrogation, and coverage must be primary and non-contributory.

WHAT ARE THE MINIMUM INSURANCE LIMITS FOR AN EXTERIOR HOME SERVICES FRANCHISE?

+

For Window Genie, the GL floor is $1,000,000 per occurrence and $2,000,000 aggregate, auto at no less than $1,000,000 combined single limit, and employers liability at $1,000,000. Other exterior brands vary, so read your own FDD.

HOW DO I BECOME COMPLIANT WITH NEIGHBORLY'S INSURANCE REQUIREMENTS FOR THIS TRADE?

+

Carry the exact FDD limits, name Window Genie SPV LLC and its affiliates as additional insured, add the waiver of subrogation, make the policy primary and non-contributory, and deliver a certificate of insurance at commencement and annually.

DOES MY FRANCHISOR REQUIRE A SPECIFIC INSURANCE PROGRAM OR CAN I CHOOSE MY OWN CARRIER?

+

The FDD reserves the right to designate a primary or single source for coverage. You may also use your own carrier rated A-VIII or better. Confirm current direction with your franchise representative.

WHAT ENTITY NAME GOES ON MY CERTIFICATE OF INSURANCE FOR AN EXTERIOR SERVICES FRANCHISE?

+

Window Genie SPV LLC, its parents, subsidiaries, affiliates, successors, and assigns.

DO I NEED WORKERS' COMPENSATION FOR A WINDOW CLEANING OR GARAGE DOOR FRANCHISE?

+

For Window Genie, yes — the FDD requires workers' compensation regardless of whether your state mandates it, which matters because ladder and gutter work carries real fall risk.

WHAT DOES THE FDD SAY ABOUT INSURANCE FOR EXTERIOR HOME SERVICE FRANCHISES?

+

The Window Genie FDD lists required general liability with a glass rider, auto, workers' compensation with employers liability limits, crime, and cyber, plus additional insured, waiver of subrogation, and primary and non-contributory language, and permits an umbrella to satisfy the limits.

DOES MY STATE REQUIRE ADDITIONAL BONDING FOR WINDOW, GLASS, OR GARAGE DOOR CONTRACTORS?

+

Some states and cities require a contractor license bond. The Window Genie FDD does not require a bond. Check your state contractor board, since bonding is separate from insurance.

DOES MY POLICY COVER SOFTWASH OR PRESSURE WASHING CHEMICALS THAT DAMAGE A CUSTOMER'S PLANTS?

+

Not under standard general liability — the pollutant exclusion blocks chemical-caused damage. Contractors pollution liability is the coverage that responds, and it is the primary gap for a pressure-washing operation.

WHAT HAPPENS IF CLEANING CHEMICALS OVERSPRAY AND DAMAGE A CUSTOMER'S HVAC UNIT OR VEHICLE?

+

That is a pollution claim from chemical drift, which standard general liability excludes. Contractors pollution liability covers third-party property damage from overspray and runoff, including beyond the property where you worked.

DOES MY WINDOW CLEANING POLICY CHANGE IF I GO ABOVE THREE STORIES?

+

High-rise work often triggers specialty underwriting and a higher premium, and some policies limit coverage above a certain height. Tell your agent your true working height before you bid elevated jobs.

WHAT HAPPENS AT MY WORKERS COMP AUDIT IF I USED SUBS OR HIRED EXTRA CREW FOR A COMMERCIAL JOB?

+

The carrier reviews actual payroll and subcontractor payments at year-end and adjusts the premium. Seasonal payroll and payments to uninsured subs are added to your exposure base. This is an audit adjustment, not a claim denial.

Run this checklist before signing or renewing. First, confirm the certificate names Window Genie SPV LLC, its parents, subsidiaries, affiliates, successors, and assigns as additional insured. Second, confirm contractors pollution liability is in place for your pressure-washing and softwash work, because standard general liability excludes chemical damage. Third, verify your general liability includes completed operations and the $5,000 damaged-glass rider. Fourth, check the policy is primary and non-contributory and carries the waiver of subrogation. Fifth, confirm crime coverage includes the client's property endorsement for theft from customer homes. Sixth, estimate seasonal payroll honestly and ask about a mid-term adjustment when you staff up.

When you bring on a 1099 crew for holiday lighting or seasonal overflow, collect each subcontractor's certificate of insurance before they start and disclose the added labor to your carrier — this keeps a sub's chemical mistake or injury from landing on your policy and your year-end audit.

SUBCONTRACTOR RISK

A LAPSED SUB CERTIFICATE IS INVISIBLE UNTIL YOUR CARRIER FINDS IT

Most home service franchisees use independent contractors or 1099 workers at some point. The coverage gap this creates is not obvious until a claim surfaces. When a certificate lapses, your carrier invokes the subcontractor exclusion in your general liability policy. The work was done. The damage is real. The coverage is not there.

Rikor's subcontractor compliance monitoring tool tracks subcontractor certificates in real time. When a certificate lapses, you know before the next job starts — not after the claim comes in.
